We want to be able to set up a seller finance deal (or any other sort of creative finance deal but preferably seller finance) where we are able to eliminate the risk of the due of sale clause being used in this instance as this would hurt both the seller and ourselves.

It's also likely rents will keep going up here in Boise - I'm not too concerned about affording the new payment in 10yrs.I really like the "4 pillars" of investing - this interest only option eliminates the loan paydown pillar and that is what I'm conflicted about.

You get a small deduction for your mortgage interest, but that probably doesn't make anyone buy a house vs not buying one.Current administration in Washington has discussed eliminating the mortgage interest deduction, so don't plan on having that in the future.
