To do it correctly is expensive and by that, I mean pulling permits on all the electrical, gas and mechanical, vinyl plank flooring in the high traffic areas, upgrading the carpet above the cheap investor grade, new counter tops, ceramic tile, addressing all external issues including the fence and external buildings and tons of other minor details.  

I'm trying to figure out the most efficient way to grab this data without having to look through 10 different newspapers.

The PM had been cooking the books and they had to transition with nothing more than the addresses of the properties they own.

I had already addressed the water problem created by a gutter dumping under a deck, and water pooling in low spots.  

(Yes, Carlton's course had a few paragraphs that addressed private money, however he didn't really say how to find it or secure it) I devoured every book I could find in the store on creative real estate investing.

Just make a habit of doing it, keep their contact info, property address and rental amount they were asking in a database and call them every 4 to 6 months to let them know you are still interested.
