What changes would you suggest in terms of increasing landlord participation?

@Boyd Coleman the lending will be complete before we would even consider finishing the space if all goes smooth but yes if we decide to complete the units before we refinance then yes funding would change. 

I'm trying to understand what due dilligence I need to perform and educate myself on how to gain control of the HOA after I purchase the majority of the units.

I would contact your agent and see if they can write it under your name now and then change it to an LLC if you do make that move. 

@Vahan Balekian it all begins with education and networking. 

For our STR we have a few different types of loans but I would always go with the 30 year fixed because you never know life gets busy and in 5 years a lot can change. 

I am sure that you would think that the Turo contract would help with that, but seeing as you are providing it as a service in addition to your STR, I can see issues if there is a problem.Plus you are offering significant services with that rental and that would change your tax situation.

Some may argue we should just sit on the sidelines for a bit or change our underwriting, but we are not doing either.
