I'd be happy to pay 1% for what in effect is a bird dog.

To skip ahead, I got married, got a Dog, started a property management company and began running our business formally.

I am interested in wholesaling but recently found out about bird dogs.

This will actually be baby number three (3 girls//so I'm also currently in the market to buy a male dog to help even things out for me). 

We do use bird dogs and REI includes a bird dog software that allows your bird dogs to submit properties and then track where you are in process so both sides are up to date.

I'm betting on the dog.

Perhaps a really good speaker that plays the sound of a large, angry dog barking?

From reading the forums I've determined my next action is to find another investor in the area and bird dog for them.

Pets, espically small dogs can be fine but if both the dogs are under 9 months I would wait.
