Thanks for the help but an owner occupied isnt really an option i have to have 2 kids and a dog that needs room to run 

I just feel their business model allows and possibly encourages fraudulent behavior, just like craigslist with the lack of checks and balances.

It took me several years to decide to sell my properties and the decision was difficult to make, but since interest rates are so low my selling my dogs has been the best business decision I've made.

@Anderson Smith, I view this two ways: if you start wavering on your criteria and then pick up a dog, you will be very upset that you ever wavered.

It's a 2/1.5 SFR and we're a family of 8 (2 dogs).We are using some of the equity we took out in a cash out refi to pop the top this fall and put 2 bedrooms with 2 bathrooms and a living area upstairs making it a 3/3.5.

The issue: tenant is an elderly man, a smoker with a dog and doesn't want to move.

This is odd behavior, but I have seen it occasionally before.
