I am not saying you can't negotiate it another way, but if I were lending to you on a 50/50 deal, I would want 50% of the "profit".If the investor with the spouse objects, then I would suggest we get a neutral 3rd party agent.

Now if you take on debt you might could get overall IRR into double digits but actual cash flow coming to you every month for annual 12.5% is just not that realistic and be passive.The thing with owning businesses versus real estate is they can throw off very high income to value but you have to actively work them and most are not passive in nature.
