HiI recently bought a foreclosure house through court auction, applied for eviction and awaiting the hearing to take place on the 28th of June 2016. 

You need to understand and follow that procedure or else your eviction will be tossed out if you go to court.

The title can only be changed if he was declared legally deceased or he accidentally signed off on a quit claim deed taking himself off the title.You need to pay for a formal title search by a company that knows how to do them and get the official word on whether he is still on the official title or not.If yes,his share goes to his children but,they will have to go through the probate process to get the deed or get their share of the proceeds from selling the property of he left no will.

Why not sell it to yourself for $5 and declare a tax deductible loss for the llc?

You won't have fire or hazard insurance even though you think you saw the declarations page- seller is the person who gets the check.

You agree to break the lease without court action, so long as you don't have to do any work yourself on the unit before renting it to someone else.

I for one plan on holding my course and rejecting applicants with evictions on their record especially if it were actually enforced by the courts vs. just filing. 

I would have the 3 day notice posted (and the property manager can mail one, too, since you have plenty of time) and file the eviction paperwork the day the courts are open again.
