The title can only be changed if he was declared legally deceased or he accidentally signed off on a quit claim deed taking himself off the title.You need to pay for a formal title search by a company that knows how to do them and get the official word on whether he is still on the official title or not.If yes,his share goes to his children but,they will have to go through the probate process to get the deed or get their share of the proceeds from selling the property of he left no will.

I would have the 3 day notice posted (and the property manager can mail one, too, since you have plenty of time) and file the eviction paperwork the day the courts are open again.
