Would love to hear thoughts on someone buying very recently as I feel with the appreciated asking prices the rates/night for these units aren't going up much to accommodate.

Definitely ask for references of clients that he has built ADUs for.Similarly, the $200K seems too high unless the foundation needs a lot of work to accommodate an ADU or you have other cost uppers (need a lot of hardscape or very high finishes).  

And maybe negotiate a floating or extended closing date of 30-60 days to accommodate any last-minute construction hiccups.Buying new construction to complegte a 1031 should be a relatively simple process. 

Nobody ever answers that question.Bottom line: the applicant is supposed to make a "reasonable request for accommodation" and you are supposed to allow it as long as the request is reasonable.

@Daniel Durbin first I STRONGLY suggest looking up Landlord and tenant's responsibilities and rights, as issued by MN Atty Generals Office and getting comprehension of all that.

Their report is comprehensive including credit, rental history, criminal record, verification.

Both of those counties are very accommodating to short term rentals.
