Real numbers      Gross 16 rents ... 10k Expenses (Adv/Cleaning/Repairs/Supplies..Ect) ... leaving me with 7k (before depreciation) .... this number should be then - 3.5 lets say...So my real... income... factoring in "opportunity cost" is 3.5?

Looks like a good idea but I doubt my tenants would notice as the washer was leaking from not cleaning the seal and they didn't notice that...

Went by with my realtor yesterday to review what work I'd need to do and we find the basement with about an inch of water in various places :(House is still technically under owner's control so my realtor said they would be responsible for getting the water out and cleaning up the basement.

Winter is always the hardest time to rent quality higher rent apts and homes.Good tenants with clean records and good debt to income ratios are already in decent places to live hunkered down for the cold winter.The place will probably sit empty till May unless you offer free rent and/or reduced deposits to entice good tenants into leaving their current places and moving to yours in the middle of winter.
