Figure I'm taking more risk buying property so I want a higher return.Of course I want a much higher return than that but if I can't get a minimum of 10% cash on cash return while leveraged then I won't even consider it.

As you can see, tenants live there for quite sometime, however it will probably be more expensive unless you find one that will need more work than what you saw at the previous house which would leave room for high risk .
