@David Famiglietti,I've done many love triangle and couple-of-couples mortgages (welcome to the Bay Area), it's not really a super big deal once you've got the first one under your belt as a lender.

I though it will be great additional tool under my belt doing real estate.

SFRs for rental purposes are just not the norm like they are in the mid west and rust belt cities.. renters live in apartments not houses basically.

Once you've got one under your belt, use it for a benchmark and try to beat it!!  

Hard money and private money are not the same, but they are two different tools in your tool belt to have in real estate to get the job done.
