Don't buy things you can't afford.I think part of Jay's point is cash flow positive in '05 with occupancy in the 90s percentage wise is NOT the same thing as cash flow positive in '07 with over 50% economic and physical vacancy ... a majority of buy-and-hold investors would start bleeding money, and bleeding badly with over 50% vacancy, and that did happen for many landlords in '07-'09 a lot (not just here and there on occasion).

On a very rare occasion, the owner may still be living there and have it for sale through a broker still trying to unload it themselves.
