The size of this deal suggests that fee is not correct.

You will potentially get better returns betting on young talent, but it's risky. 

And of course you need to make adjustments for lots size, and bunches of other details.

Also, FYI, you can't roll a tiny home on it (says the county) but you could probably build a tiny home sized home.Anyway, like I said, this is just a bonus and my curiosity has me wondering what the end buyer could do with it.

I've looked at the demographics for statistics such as income, population age, resale, new development, taxes, economic growth potential and with a few variances which appear to be associated with the size of each area, they seem fairly similar.
