I would think that a nice comfortable bed would be a huge issue for anybody wanting to rent.

Eventually, you'll get good enough to keep a "pulse" on what the rents are just by looking at where a house is and how many beds, baths, and schools. 

You may be considering the property too specifically (for example if you are trying to find comparables for a 4 bed 2 bath home build in 2015 that has 2003 square feet and you are looking for an exact match .  . .  .you won't find many. 

Are you looking at a small retail strip?

I've also got a solid background in retail and sales that has taught me how to sell - or buy - anything to, or from, anyone.

My only property, is a 3 bed/1.5 bath single family home (SFH), under my LLC.

Look at the specs (beds, baths, SF, lot size, etc.)
