With a population this size, you have less labor issues (more people to keep labor cheap), a built in growth machine for appreciation/rents due to babies born and people moving there, and the city is well-known. #2: Landlord Friendly - call local property managers/eviction attorneys and see what the average eviction time is and if the judges give landlords a lot of trouble.

IF you have the right eyeware and decent clothes includung a reasonable hat, 2 hammers  makes for quick work at the joints,,,or a sawsall on the pipe BUT hot sparks everywhere.For cracking cast off flush and square Jons tool is top notch.

on multi id rather the tenants go to the laundry mat  but of coarse most just wash their clothes in the bathtub
