Depending on the number of calls you get, a pre-paid plan might be an option.

If you are good at REI in "Step3", and if your student loan APR is less than you can make on your REI, I'd ask "why not keep investing in Michael's Step3 instead of going on to Step4?

My construction loans though are tied to prime so we enjoy many many year at super low rate and now will be 1 over prime but still only 6.2 apr for spec loans which is in my mind and only affects us maybe a couple grand on a 750k sale. 

(Ski resort, golf course, air strip, Appalachian Trail hiking, swimming pool, fishing, etc.)

Thus, if anyone has a pre-check property checklist or something similar and willing to share it, or even suggest what you have on yours, that would be greatly appreciated.

Plan on an HOA fee of about $500-800/month.Plan on vacation months (Apr-Aug) bringing in 3X what Winter months do in rent.   

Your POF either needs to be a bank statement and/or a pre-approval letter from a hard money lender.
