I don't know exactly where your property is located, but new construction tends to happen in new developments so all the surrounding houses have the same nice appeal.  

Their past due on rent and the next court date is December 16th (first court date they lost and they appealed).

The past 12 months on a building may look appealing, but the gross revenue dollars could be in a downward spiral. 

@Drew Denham Sometimes the price might be worth the gamble but keep in mind, location....location...location, then what is appealing about the old house, and lastly will the property cash flow after the rehab?  

I overpriced the home initially which caused it to sit on the market longer and foolishly cut some landscape finishes out at the end of the project which hurt my curb appeal.

Profitable rentals on the other hand can be very tough to find in some markets and that makes investing out of your area more appealing. 

Isaac, I would say anything is on the table in terms of what you can offer that will appeal to the seller.
