They will want to know:- locations (need that to determine fire protection)- Age, Sq Footage, current limits- claims history- dates systems (Electric, Plumbing, Roof, Heat)- any burglar or fire alarmsthey may need- do the tenants have pets- are there in ground tanks- who the current coverage is with and when it renews- tax id for the owner (FEIN for corp/LLC or SS # for individual)With that info, it may be a quick answer as to whether or not your current carrier is competitive or they  may need to rate it up.

I would start with age 35 and above. 50 is a bit drastic.

As far as not getting full price not using a realtor, having been doing this for 30 years and having passed the real estate exam in NY, NC and FL  five years ago I would've agreed with you  But in this digital age I hundred percent disagree with your statement 

Every room occupied for sleeping purposes by more than one occupant shall contain at least 50 square feet of floor area for each occupant 12 years of age and over and at least 35 square feet of floor area for each occupant under 12 years of age.

Is there an age limit on how old you have to be to do wholesaling?

I am a few years younger than you, have 2 school-age children one of whom is approaching college age, and am not retired YET but am nearing that point myself.
