is there different type of insurance for units occupied by adults vs. minors?

Because basically I will need him as an american to use a loan to refinance the house and the cash, I don’t know what should I give to him or what should be the deal?

I suggested posting on FB and Craigslist, but the owner is 80+ and legally blind - and sadly his 3 adult children aren't much help to him.

Also the bedroom doors inside of a house cannot lock from the outside (fire codes) so it would be difficult for people to lock their rooms legally if you have a shared home of unrelated adults.

I was wondering does anyone know anything about Adult Foster Care homes, from the little research I have done they can be profitable but I am not sure of all the red tape if any that is involved.What are some of the good things about it?

His house is close to 4,000' and only has two adults (but lots of dogs and cats). 

I seem to run into a lot of travelers from the UK when I travel to those places and it seems that as long as you are part of the EU you may still be able to purchase properties, whereas I as an American am pretty restricted as to what I can do.

He also moved in four adults and two kids when on the lease he was given permission for two adults and one kid. 

Take "Only Section 8" and replace it with "Only African Americans", "Only Christians", "Only (insert protected class)".
