I would be very concerned with your financing plans if a couple of weeks lost rent is make or break on the deal.

There is so much helpful info here and the people are great, I think you can go far applying the information you learn from the resources available on BP.I want to further mention there is this lost art of cold calling people to ask questions, and it has been highly effective for me, as I am building the team for my RE investing business. 

You can take pictures of receipts (before they are lost) and upload into QB for permanent retention.

If your payments are too much based on your current income (not counting the lost work), then I understand why you would be selling but it's hard to imagine a 72k loan being more than your rent would be, even after adding taxes and insurance.If you do have to sell, then you probably won't like my answer and it probably won't be very popular here.

While my out of state deals made sense for me, for the first couple years, when the **** it the fan........it was bad and I lost everything.

AC is not required in most places so you are basically dealing with whether you were promised this and what the lost value is of not having it.
