Hi everyone.First of all, the main concern I have is how long it takes to make ROI.

My biggest concern with people who buy all cash are those that literally spend ALL their cash and lose their cushion when it comes time to deal with major repairs, increased vacancy, job loss or prolonged illness. 

We are concerned with cash flow and not so much about appreciation.- We bought our first home last March single family ranch in NJ with 20% down/30yr mortgage.

I would be concerned, if it is, what repairs were made and still need to be made.  

., etc, but my real area of concern is deal analysis.

There are other FHA requirements concerning which you should contact your local lender, but determining whether or not a triplex or fourplex meets the self-sufficiency rule is a good place to start as this rule will immediately eliminate many properties from your search, especially in expensive markets.Good luck!

This individual helps hold me accountable to the action items I've listed to perform the goals I've outlined for myself (I work quickly and take massive action, so I've outlined goals taking me only into the end of the first quarter of this year).I'm constantly on YouTube looking at different videos on a myriad of topics concerning flipping, financing and real estate in general (usually this is a last resort /exhaustion type of thing. 

My concern is that my time to exit the deal is limited.
