If a large investor with 100 units wants to use you as their PM and their portfolio is a great fit for your business I know for a fact that almost every PM company will play ball and negotiate fair terms.

I come across both fix & flip projects, as well as stabilized cash flowing rental units, primarily small multi-family with some SFHs as well.

We are looking to scale and acquire value add 10+ multi-units, and open to most metropolitan areas in the US. 

Rose,Yes you can purchase as a primary and rent out the other unit as you see fit STR or LTR.

I dont know the dynamics of every community of the United States, but under 250k multi in a class A/B community that needs no work is something I have never seen (in recent times).

My wife and I are considering purchasing our first 6 unit apartment building.
