Our plan is to finish a few more updates for this current house and start our REI journey first quarter of 2019. 

As a Realtor in Georgia I use GAR (Georgia Association of Realtors) forms that have been vetted and are updated by attorneys every year and sometimes even in the middle of the year we receive updates as well.

After closing costs, this might get you around $120k in cash.I would then use some of that cash to fix said maintenance issues, and do any other updates that are need to get top dollar in rents. 

Mls, agent, off market... did these need major rehabs or were they more light updates?

Are you getting a regular homeowner policy or a landlord policy?

Early in my investing career I would purchase the ugly ones that were selling cheap because the owner delayed updates.
