You are likely about half of that if (unless you pay points to buy the rate down). 

Unfortunately, this will actually bring my cash flow DOWN due to the interest rates. 

Still, two things to consider are that typically, lenders charge a higher interest rate for IO-only loans.

I'd try to meet with a few local brokers and attend a local meetup group.

Americans and Canadians can borrow at much lower interest rates by going overseas in some instances.

Great place to live -- not so much when there is little to no leverage to purchase my own home, burn rate goes very quickly, or perhaps I don't know enough.I follow Brandon Turner, BiggerPockets, Grant Cardone and have attended both his Real Estate and Sales & Marketing talks.I would like to get into real estate to one day either purchase or build my own Home Recording Studio.
