For buy and hold areas, you have to make a decision between cash flow and the quality of the area and tenants.

I've seen him speak at AZREIA events and have read his articles and I've like what I've seen/read.

Sure they cost more to acquire, but I believe the tenant quality is a lot higher and mitigate a lot of risk, especially important for an out of town investor.
