I have laundry hookups and could easily add laundry .. but I have to pay the water bill so I’m not about to do anything that adds to that especially after doing the math on coin laundry and the cost of the machines  unless your in a b class neighborhood I wouldn’t waste my time or money .

besides, your business will NOT get off the ground (easily) if you don't have a ranking website.NO... you start your website now and you stick with it.

We have 0 credibility, and when it is an objection it's very easily overcome.

The thing is I can easily borrow with a mortgage, my credit score is excellent, but I want the property to be owned by a LLC so it's easier to resell later on.

The issue you run into with mobile home parks is the dollar amount isn't necessarily worth a sponsor's time because most are at most a couple of million dollars, whereas multifamily easily scales into ten of millions and hundreds of millions (not that we are there yet lol). 

If you're willing to look a little bit further out, like closer to Newark, there are probably more attractive deals for doing that, and you could still hypothetically be on an NJ transit line to Manhattan and/or the JC area, or you could pretty easily drive.What sort of work are you looking to do?

Not being able to show a unit while still occupied can easily add 2 months to a vacancy or increases risk by having to accept applicants needing to move immediately.

Linden heights and North Riverdale are good C+/B- places to hunt for a rental  with just a few easily avoided spots of D. 

Another month maybe on "finding motivated sellers", another month "online marketing", etc.Both meetings are very well attended (100+ easily) and are entertaining as well.

And have you been able to easily rent it out for most weeks of the year?
