Because the tenant is not responsible for the mechanical features in the building, the landlord retains the right of access with notice.

First I suggest you network to obtain better mechanisms to get comps. 

-With new construction there is always a 1-2 year comprehensive warranty along with many longer mechanical & structural warranties. 

But if you are planning in doing several investments, I would say is more advantageous than investing as individual as LLC offers better mechanism to "shield" your investment.

Find an affordable contractor, a repair guy, a property manager, and mechanical contractors.  

I understand that people really are guarded about their property, but I always think "do you call the auto mechanic or pizza delivery place and tell them you don't want any when they send you an ad?"

Don't just blindly do as I do and expect same results, underlying mechanics matter.

The only stipulation was the city had to have access to the basement and I had to install a locking mechanism for the meter in case a tenant quit paying.
