I highly respect what Kevin is saying but in this case would lean towards Nathans response(that's just me). 

So if my annual occupancy is 70% using my calculation, I am doing much better than when they say high season is pulling 70%.

Sounds high but everywhere is different, and that just might be the standard.

This is called hypothecation if you're trying to search online.

She aims high and typically locks in top tier tenants.  

That is key and would recommend going that route.
