I've heard a lot of owners use timers to help costs; but I've also heard a lot of guests don't like the timer function (I get where each side is coming from!).

I wouldn't call it a bubble because it appears to be a function of supply.

But there's a similar risk that the PM function at the turnkey company isn't world-class either.  

Evictions function as a special exception that allows it to be reported to the CRAs, but it won't settle debt with a tenant who finds out that you are liable to them under 15 USC 1681 and 1692, the FDCPA for debt collection that amounts to harassment and bad faith.

Lastly, when looking for a house (specifically a rental), I start with an approximate monthly payment and back into the cost in that specific area for property taxes and insurance (often found in Trulia or Zillow or Realtor's calculator function, as you probably are aware).

They are functional but I think the unit looks dark with them- and I think they are super ugly.

Keeping that in mind I have to be very strict and unforgiving and can't allow myself or my business to be personally involved in my tenants lives.Being socially responsible to me means keeping my units clean and functional and at a rent that is market rate and fair.
