Tenants have decided to call it quits, HELP

I have the following situation and need some urgent advice. 1. One year leased signed from June 2017-May 2018 with husband and wife on the lease. 2. Have on deposit last month's and security deposit both equivalent to the monthly rent. 3. They've paid through August 4. The wife texted me today that they've decided to split up and she asked if she can move out the end of the month. And that we can keep the last month and security deposit because of them breaking the lease. 5. Would I need them both to sign a form terminating the lease and agreeing that we can keep the last month and security deposit? Since this is a delicate situation I don't want her to move out and then he says that he never agreed to such a thing. Thanks so much!

@Erika G. absolutely get them both sign off on a notice to vacate and willing to    Forfeit last month and security deposit, while also handing over keys.
