If someone is late with the rent 3 day notice, then evict if not paid, don’t wait. 

I'm running into the limit on # of fannie/mac conforming loans (I thought its 10 properties total, but apparently it caps at 6 investment prop). 

Send them notice. 

This time it was a neighbor with a gun, next time it is they didn't notice how small the one room was and the time after, they never realized how much they really wanted a pool.

I've looked in the condensation covered windows and noticed mold covers about two feet up on the walls and the ceiling above the stairs has fallen down.

@mark I have notice a similar filing just this year on a property in Dayton Ohio.

The biggest and most expensive mistake is not posting notices immediately when tenants are in violation of their lease.

If the tenants chose to leave they must give a 30 day notice prior to leaving.
