The other reason it’s perfect is if a plank or two is damaged you can easily replace the one piece by warming it up with a hair dryer – pulling the piece out and setting in a new one.

they have their heart set on 15k. so with backtaxes i initially offered 25k to get them their 15k and pay off their backtaxes. however the property is not worth more than 25k.

I used a reference to 1% as a way to frame the question as market and it financials.The heart of my question is do you prefer to be in an area where the number of renters is greater however the quality of the asset is lessor or an area that has a more established and affluent resident requiring a higher end product?

I'm wondering what advantages there are in acquiring a portfolio of these smaller MFH (aside from serving as a warm up to make the switch to commercial), and if there's a case to be made to never make the switch to something larger?
