@Steve Watson there are still deals on SFH in the Treasure Valley, but virtually none once on MLS.

Right now I am getting more bookings from booking.com then from AirBnB.Obviously every location is different, I am within 5 minutes walk to University so I get a lot of people coming for research and conferences as well as some students (I used to do student rentals before).

The idea is that if you have say three different phone numbers... a cell phone number, a business phone number and a home phone number, you can have one universal number that you can give out to people. 

@Aaron Jones one thing I've found useful is to use the Trulias crime map along with taking a virtual tour using google maps street view. using both will usually give you a great idea if its a area you would want to invest in. best of luck on your search!

There are lot of rentals in Cedar falls close to the university (Univ of Northern Iowa) but my property is unique newly built (2010) and nothing compares to it. 

It's a quick drive to the University although I would ideally like to rent to families rather than students.

I'm considering a virtual assistant to handle tedious tasks but some of them have bank or tax information probably including SSN.

I'd put the mount up - you can get virtually indestructible ones for a great price at Monoprice - but skip the TV.
