The number of people who own 4-20 unit complexes can't be that big, I just checked all of Austin, qualified for 30%+ equity and >4yrs ownership, and it was only 268 unique owners.

I found that rentigo (www.rentigo.com) is the best for me - it's a free property management app (so free wins mega points) and their best selling feature in my opinion is the maintenance management feature so my tenants can open tickets and send me issues from their phone.

That's a nice feature, but keep in mind that if something goes bad with the ACH process, they will eventually (**) "unwind" and eventually debit your account if the payment fails.

When I hauled away all the junk in the basement, painted its walls, and had the floor professionally scrubbed, lo and behold, the effective doubling of the house's useable square footage and the potential to create additional living space down there (maybe even a separate living area) became a nice selling feature to prospective buyers.
