Thanks for the words of wisdom!

Forget 8 hour days watching the clock.Have a voracious appetite for knowledge (and later wisdom that comes from experience).Get out there and network.If you do all of that well, 10, 15, 30 years from now, you won't be disappointed or have regrets. 

I wish I had the wisdom I have today and I would definitely tell my twenty-year-old self the exact same things!!

Unfortunately at 26 I am just now deciding to go against the conventional wisdom and start down the path of entrepreneurship.

Human beings can unconsciously judge someone else within seconds of meeting one another, so my hypothesis is that tenants are thinking "do I like this person and can I deal with this person going forward". 

In that case, conventional wisdom is to have your personal residence be owned by one of your business entities and rent it back so the rent becomes a deductible expense.That's one case where rent costing more than owning becomes a positive - you get a bigger housing deduction than you would otherwise.As always, consult your financial / legal professional(s) ...
