What about if the restaurant is part of a franchise and a remodel is coming do in the next year as part of the franchise agreement where they have to update stores every 5 to 10 years.All of these things is where newbie buyers of restaurants do not have the knowledge to protect themselves and overpay.

There are no appliances and the kitchen would have to be totally remodelled.

You may not even know how, but they will find a way to cost you more money than you thought you saved by beating them down to working for nothing.I have been in construction for over 20 years and have worked everything from small remodels to major commercial construction and heavy/highway work.

If you are remodeling the units you are probably adding modern low-flow toilets and faucets.

The last one they did, the shower, tub and toilet were black, like they didn't use cleaning supplies the entire time they lived there.
