We have remodeled the kitchen, and slightly remodeled  the bathroom, added pavers and rocks to the back yard, new gates.East Whittier is a hot area, because prices are distressed, but it's close to everything, good schools, crime level is low.Agents are contacting me like crazy to sell (could be the season), but I'd like to know if it's a good idea to sell for top dollar before the meltdown, or hold tight with our low-ish mortgage payment ($1,848)?

The best I thought of was to not allow outside water use (car washes, etc...) and install low flow shower heads and toilets.

What about if the restaurant is part of a franchise and a remodel is coming do in the next year as part of the franchise agreement where they have to update stores every 5 to 10 years.All of these things is where newbie buyers of restaurants do not have the knowledge to protect themselves and overpay.

You may not even know how, but they will find a way to cost you more money than you thought you saved by beating them down to working for nothing.I have been in construction for over 20 years and have worked everything from small remodels to major commercial construction and heavy/highway work.
