I think one area where we take a slightly different approach from others is, understanding what guests are collectively saying about a market from review analysis to hone on creating that stand out experience guests are looking for! 

I'd love to try this tool, we analyze every lot in our market under 25k in Columbus Ohio and this would be very useful. we need frontage, depth, acreage, price per acre, I can send you my current template and maybe you could modify it what do you think? 

I personally think it's one of the best in the country right now.

I'm looking to exit of the Midwest - I've gotten different feedback on appreciation in Indiana but so far I don't think it will outpace the property tax increases, 17% (on nice suburban home) and 16% (Class C) recently and repairs on Class C.

However, I’d think most contracts have a deadline for performance where you can then terminate and get your earnest money deposit back and move on.

Look at real estate professional status closely, this area of the tax code(section 469) is where I think If you worked with the right real estate-focused accountant you could save 100s of thousands of dollars. 

Things I’m thinking about is capital gains on sale, avoiding high property tax on duplex b/c the ones that are available are new builds.

Do you dislike your current property or think you could do better with a different investment?

Read your insurance policy before making a claim as I think most do not cover long-term damage especially if it could be easily found and mitigated.
