It's all junk that will fail fast.Pre-corona homes tend to be built way better and you get a bigger lot.If you are holding these for decades then rent growth and appreciation over time should be there but nothing is guaranteed.GA in some areas has low crime, good schools, and weather.

If you're going after fix and flips then you'll need real estate-flip loans which are short term and high interest - in which case they care more about the property/deal than how leveraged you are (but they do still care, along with how much cash you're bringing into the deal) 3 - Similar question, same answers above. 4 - Yes... sitting on the market for 4 months is weird UNLESS that's the norm in the area.

In this case, where they NEED to secure a new rental vs a case where they merely WANT to move, they’re expectations will become realistic VERY quickly.If a property owner could net the same amount of money doing a long term rental, then that’s what they’d do so to avoid the more work and less uncertainty of 30-90 day rentals.

Also note that at first I was nervous about vacancies b/c I marketed it and then it sat for a bit but it seems travel nurses book very close to the the time they actually will be in the area, about 2 weeks out from move in date.
