I've never purchased an investment property within NJ, for the simple reason that it's all but impossible to come out ahead due to the high cost of entry.

If you are selling in 6 months then you could go ahead and sell all that stuff sitting on your property and let someone else move it.The value when you sell later will most likely be in the land anyways.I would rather sell the stuff off and get cash today than worrying about the tenant doing damage and diminishing personal property I own sitting on the land.

I still hear landlords telling me they just go ahead and do their own evictions, but it will be my luck to go to court and have the whole thing adjourned because I do not have an attorney representing my LLC.

She doesn't want to move out as she likes the neighborhood and kids are enrolled in school etc...I took an appt with inspection company to inspect mold and she doesn't want me to enter the unit without adult present as she has a minor child in the house. so I had to cancel the appointment.Today I went ahead and posted a 3 day notice and I get a call from a lawyer saying we can resolve this, my client will pay the rent as soon as you finish the repairs etc..
