If that's going to keep you from sleeping at night, charge them for half the cost.

 congratulations Andrew   in the last 2 years we have been forced to almost withdraw from the Toledo market because we could not find property management that we could work with remotely and sleep at night.............I had the privilege to meet Andrew and see the work he was doing  am overjoyed to say the least  and cant wait to re contact with him so we can get up and running again in this great market 

With that being said I know people will house hack, rent out the rooms and sleep on the couch or convert the living room to another bed room.

But with AirBnB, you could spruce the place up, rent 2x 2/1  at a nightly rate of $300/night for each unit (a unit sleeps 6 each) 300 * 2 units * 15 nights and you're grossing $9,000.

This coverage is pretty inexpensive.By doing this, I will never have to lose sleep or argue with a tenant over a broken refrigerator.Just some food for thought…pun intended

Just have a roofer go check it out and they can get you something very accurate without disturbing the tenants.  

Sellers do not want to disturb tenants with a showing and want someone who is serious.

And sleep.

Thus, my questions piggyback from this post:"Do Not Disturb" feels like a dummy move, and I would love to know "the skinny" on a property before anyone else catches wind of it, but I do not like the idea of prison [or at least a fine].  

We were able to sleep about 12 people so would usually get larger groups.
