It may not affect a single deal, but if you get a reputation in your area as someone who isn't reasonable, is always trying to save another $1000, then you run the risk of other professionals calling your competitors instead of you when deals come up.Being easy to deal with and understanding that the other guys need to make a buck too goes a long way.

Lastly, have you considered just selling them all and trading up to a single MF property?

Sounds like that may be even more of a concern when you're working in lower income areas, as they're probably going to have more issues.On top of that, the property is listed as a 4plex, yet the county records show it as a triplex with a garage (so they likely converted garage to an additional unit), and the "land use" is defined as single-family (which is confusing, because the same page says the property is a triplex).Will be talking to the current PM hopefully today to get his opinion on the property and area as well.

Hello Recently moved to Orlando, Looking to invest, prefer new or preconstruction property, single family, duplex, triplex, or quads, A or B class neighborhoods, intermediate to long term investment goals, buy and hold strategy. 

I am traveling back to my hometown next weekend and am looking at single family rentals.

I have four single family homes and have been renting them out without a lease.
