Thanks for the reply according to my realtor she actually helped me understand that portion of the contract better if I don't renew the lease then the lease just expires so I would have to have them sign a new lease and next time if I wanted that option check the box.The odd thing though there is a section stating it could renew on a month to month but she is stating since that section is marked out I would have to press for a new contract to be signed by the tenant which they are going to try to barter with me on and get lower rent so kinda stinks.

I thought about having them sign a new lease since they are month to month stating that they had to leave at the end of the new lease or something to that effect. 

We got down to $330K and signed the contract, where he budgeted line items himself. 

You can also call the We Buy Houses signs and ask them what you need to know.

Of course the owner didn't read the paperwork they signed so they go under contract thinking only of the 1st they are making payments on.Total debacle once the facts are discovered.Before going one step further I would be absolutely sure there is "no 2nd" because it is just as likely that there is a 2nd... it just isn't getting paid monthly.

She wanted to move in September 15th, so she also paid me for half of September and signed a one year lease.

The house is going to be selling for 300k Houses in that area selling for 325k -350kHouse is out dated and there is signs of termite damage. 

I have a duplex in South Minneapolis and unit #1 has two tenants who signed a year lease. 

The refinance is a separate transaction, and separate from the transfer.
