Seller financing just spreads the pain across the years while the note is being paid off. 1031 would avoid all of that, but he would need to identify a new property within 45 days and close the transaction within 180.

In my experience it is a pain to scale, but once you get to a nice amount of doors and you have the right people in place it can work very nicely with other businesses like brokerage, investing, cleaning, maintenance, contracting, etc.

having a W2 makes financing residential properties SO MUCH EASIER. that's a big reason I still keep my job (and it's kinda awesome)1099 financing isn't actually harder, but it's a 2 year minimumyou can go commercial, but for small loans it's a PAIN to underwrite.
