I still got an inspection done though, just to know what problems I had to formally address - can't let the sell fall through at the flip.I don't think that I'd remove it for most deals though, so my example is the exception to the rule

There's no general rule or percentage like most people throw out.I generally advise my clients that S Corps don't start to make sense until around $50k of net taxable.

The rule of thumb is it lowers it 15 degrees from what outside is when it is low humidity...so even if it is 100 with no hum that is still only 85 degrees...best be getting A/C.

So I ran the numbers on the place we are renting through the Rehab 70% rule and BRRRR calculators (using my free trials) and every which way I sliced it, I would have to propose that the Owners sell it to us barely more than what I believe they bought it for in the mid-2000s.
