Most sellers aren't sophisticated enough to understand overly complex formulas or EBITDA analysis.  

If you don't know where to find like-minded people in your area, you could instead ask about any local REI meetings.My question is: why aren't you looking for bargain-priced PROPERTIES for sale instead, and then posting the general details as to what you like about them, and asking for feedback about possible pitfalls?

Don't mention to the seller why you want to maximize concessions - chances are they aren't going to like the thought of paying off your car or credit card bills with their concessions.

As @Rhett Tullis mentioned, you really aren't left with a whole lot of margin on the deal either.

Honestly, if you aren't looking to sell real estate, use the materials as a learning resource and work on finding an experienced investor friendly agent that you can develop a long term working relationship with.
