A few questions here, if there are no good comps in the area how are you evaluating the quality of the deal In other words, how do you know this deal is good for you and that the purchase price will work?

(I dont have my exact mortgage/property tax numbers) and yes, i do realize things will break and it will cost money to fix but it wouldnt cost me as much as the average person.House 1 Mortgage + tax = 420Rent = 800Difference = 380House 2 Mortgage + tax = 340Rent = 750Difference = 410...Please don't take offense to this post, because I'm not always diplomatic ...Seems like you are using the Canadian HGTV programs' methods for calculating cash flow.

I've installed both and if you get a quality laminate a lot of people can't even tell the difference, especially lower end buyers who aren't expecting any better.

This is an acceptable method because either 1or both are qualifying for the loan.Keep in mind that all mortgage loan applications clearly state that it is a violation of federal law to materially misrepresent any facts or omissions of facts in making a lown application.

Do you have any advice on how to approach these individuals, in other words, should I just come out and state what I do and ask for leads or is there a more methodical approach in your experience?
