I have an extended family connection who wants to partner up with me to buy real estate in the states as a limited partner (capital provider).

My general method is to assume (in the beginning) a sudden and drastic depreciation in order to stress test the financials and make sure the risks are managed properly to my risk appetite, which is quite hedged.

Use a consistent naming convention - ex. 2024.03.25 Home Depot3 Maintain proper records - Contracts, Settlement Statements, Agreements, Promissory Notes etc.Additionally, you can track income and expenses consistently, using software or spreadsheets.As you scale, if bookkeeping isn't fun for you, consider hiring a bookkeeper for a couple hundred bucks per month.

You'll want to get connected with a local expert who can guide you to the right area.

You need to experience at least two complete market cycles to have a proper perspective.
