Key question here - are you looking for a pure rental property or investment property project or are you looking for something that you would also occupy (live in at least partially of the year)?

We want to keep the momentum rolling into our second property, and want to take on a fix & flip project to try and recoup some of the cash invested into the first house.

The numbers in there are for a specific project I did years ago -- for example, where I list $300 for doors, that's probably the replacement of 4 interior doors...or perhaps one exterior door (I don't remember the specific project that I modeled this for).

I have around $10k set aside right now for the project and recently read Brandon Turners book (Rental Property Investing) and have started listening to the BiggerPockets podcast.

However, this is my first real estate project ever, it's totally self-funded and it takes part in a foreign country, so obviously it's daunting and exciting at the same time.

And should consider your own financial goals, risk tolerance, and conduct thorough research specific to the target market before making any decisions.

At the same time, I would spend some time getting real clear on your goals.
