Even though you may have experience running a brush over a wall, there’s a huge difference in time and quality between a professional paint job and someone painting their own wall.

If you have a list of 10k+, I would recommend trying them but in your case, I'd stick with the handwritten letters and professional letters.  

The second part is to do a ton of research and see if the rents have also continued to increase over a long period of time...again it's probably safe to assume they will continue to increase.
