I'm going to email all 3 of them about the smoke alarms (and the furnace filter, because that was completely clogged today when I checked) and quote from the lease, issuing a formal warning, and will replace the alarms with 10 year batteries as soon as they arrive.  

This prevents one from having to liquidate properties if for some reason it goes vacant and can't be rerented in a reasonable amount of time.

Your 30k profit would show up on the hud, on the buyers side, as a "___fee" some buyers might not like to see that.Simultaneous close would prevent that. 

Find out if you need to do something to prevent further damage , I'm assuming its trashed but say if its salvageable  like tapping the roof if there is a hole ( so no rain gets in ).  

We are trying to build a comfortable nest egg, in case something were to happen to one of us preventing us from working for 6 months or so.  

A W2 helps prevent that liquidation until you are self-sustaining. 

I remember having to wake up at 2 am, because my tenant clogged his toilet with paper towels and I had to roll up my sleeves and for 2 hours clean up an entire apt flooded with sewer water.

If the fan is old like you say I'd replace it and while your up there see if it's actually venting outside and also that the vent isn't clogged by a bird/mouse/squirrel. 

So to answer your original question: I’ve learned to manage stress by doing everything in my ability to prevent becoming stressed, and maintaining the ability to reason my way through stress when I do feel it.
